Preserving a community treasure in Amherst
[Amherst, MA] When Freda Peters walked through the doors of Cushman Market and Cafe—a beloved neighborhood staple—she saw more than a business. She saw history, community, and the opportunity to carry forward a local tradition that had served Amherst for generations. The owners were ready to retire, and Freda stepped up to continue what is known as "a neighborhood joint since 1892" in the Cushman Village section of Amherst.
Freda was referred to the Massachusetts SBDC by Granite State Development Corporation and Greenfield Savings Bank. Freda’s goal was ambitious: purchase both the long-standing market business and the building it had occupied for over a century. To do that, she needed guidance on forming two separate LLCs—one for the business operations and one for the real estate—as well as a clear financial roadmap for each entity. Working together, advisors prepared detailed three-year financial projection packages for both LLCs, helping Freda understand the viability and future potential of her investment.
With a strong plan in place, Freda moved forward with a financing structure that included:
- $105,000 personal funds
- $300,000 SBA bank loan (Greenfield Savings Bank)
- $210,000 SBA 504 loan through Granite State Development Corporation
Thanks to this well-coordinated effort, Freda successfully purchased both the business and the property—ensuring that Cushman Market and Cafe would continue its legacy as a community hangout and a destination for quality, locally sourced food. Better yet, 30 local jobs were retained, strengthening the social and economic fabric of the neighborhood. Freda later shared that she received “big help from Anita (her Massachusetts SBDC advisor), who provided great support throughout the process.”
Now, one year after the transition, Cushman Market and Cafe remains a thriving hub for Amherst residents. With Freda at the helm, this cherished local treasure not only endures but continues to serve the community with the warmth and familiarity people have loved for over 130 years.
